Pablo Creek Reserve and Glen Kernan sit in ZIP 32224, Duval County, 22.8 road miles from our base at 164 Johns Glen Dr in Fruit Cove — about 34 minutes. Straight-line it is closer, but the river and the bridge count decide the route here.
Pablo Creek Reserve is guard-gated custom estates off San Pablo Road, minutes from Mayo Clinic Florida, with listings running roughly $2.9 million to $4.5 million. It has no golf course of its own; the invite-only Pablo Creek course sits next door. Glen Kernan Golf & Country Club is around 350 custom homes, with listings from about $500,000 to $3.8 million; its course reopened in 2025 after a $32.8 million comprehensive rebuild with a Jim Furyk redesign, and full-golf membership is capped at 250 with initiation reported near $100,000.
Put together, this is the densest concentration of fully custom kitchens in Duval County. These are not production appliance packages with a stainless side-by-side. They are integrated panel-ready column refrigeration, 48-inch dual-fuel ranges, dedicated wine rooms, undercounter refrigeration and ice in butler’s pantries, and second kitchens that see as much use as the first.
An integrated Sub-Zero column is a cabinetry installation, not an appliance you roll out; Sub-Zero states outright that Designer series units cannot be standard-installed. The compressor on the Designer platform sits at the bottom rather than the top, so compressor and condenser access means bringing the unit forward — across marble, limestone or wide-plank hardwood, with custom panels an inch away.
That moment is the real property risk on a call like this, and any shop that does not say so out loud has not done many of them. Floor protection goes down first, panel edges get protected, and the unit comes out under control.
The other thing custom kitchens change is parts. Control boards are serial-number specific — the 700TC/I is the classic example, where the correct board depends on where the serial falls in the range. Gaskets are platform-specific, and the wrong drier or evaporator compromises a sealed system. So the first thing we ask for is the serial tag; on Designer Tall, Designer Drawer and 700 Series units it is inside the cabinet to the left of the upper drawer.
A house in Pablo Creek Reserve or Glen Kernan does not have “a refrigerator”. It has integrated column refrigeration in the main kitchen, a freezer column beside it, undercounter refrigeration and ice in a butler’s pantry, a beverage centre in the bar, wine storage or a dedicated wine-room cooling unit, and frequently a second package in a guest or pool kitchen. Every one of those is an independent sealed system with its own controls, its own condenser location and its own service history.
That changes the first ten minutes of a call. Before anything is opened we establish which unit is actually failing, because in a house with six cooling circuits the reported symptom and the failing appliance are not always the same thing. A butler’s pantry unit running warm and a wine cabinet drifting off its band are two different jobs, and an owner who does not use the second kitchen daily may have no idea how long either has been wrong.
It changes maintenance too. The condensers that never get cleaned are the ones on the appliances nobody opens, and a bottom-mounted coil in a bar cabinet at floor level collects a good deal more than the kitchen unit does. So when we are on site for one appliance we look at the rest of them, because the marginal cost of that is a few minutes and the alternative is a second full visit.
What 32224 does not have is a salt-air problem on the scale of the coast. Pablo Creek Reserve and Glen Kernan sit west of the Intracoastal Waterway, so the chloride-laden marine aerosol that attacks condenser fins and hinge hardware in Ponte Vedra Beach and Atlantic Beach does not reach here in the same concentration — and we are not going to pretend otherwise to sell a shorter service interval. Sub-Zero’s guidance is to clean the condenser every 6 to 12 months, and in these houses the 6-month end is right for reasons of dust, not chloride.
The metro averages roughly 68 thunderstorm days a year. Helene in September 2024 left 113,000 JEA customers without power and more than 257,000 out across Northeast Florida. Control boards, inverter compressors and wine-room cooling units are what fail afterward, and a wine room full of stock is an expensive thing to lose.
If a unit comes back from an outage with a flashing service indicator, leave the code alone. Sub-Zero’s EC40 guidance is explicit that service needs to see the code the system logged.

There was standing water in the sump at the end of every cycle. A shard of glass had lodged in the drain pump impeller. He removed it, tested the pump under load and rechecked the air gap on his way out.

The oven side of our range was running well under the dial and everything came out pale. He recalibrated it against a probe, then found the door seal had shrunk at one corner and replaced it. Baking is even again.

Our washer walked across the laundry floor on every spin. Two of the suspension struts had lost all their damping. He replaced the set, levelled the machine properly on the tile and it now spins without moving at all.

Yes, and it is not a formality here. Pulling a Designer or Integrated column forward for compressor access is the single riskiest moment on a call in a house with stone floors and custom panels. Floor protection and cabinet edge protection go down first, and the unit is walked out rather than rolled.
