The district, and why it matters to an appliance
Riverside was added to the National Register of Historic Places in 1985 — 6,870 acres and roughly 2,120 historic buildings. Avondale was listed separately in 1989. Together they run to about 5,000 buildings across roughly 8 square miles, one of the largest historic districts in the country and one of the biggest concentrations of early-1900s architecture in the Southeast.
The reason the districts exist is the Great Fire of 1901, which displaced thousands of people from downtown and pushed them west. Henry John Klutho is the architect most associated with the rebuilding. What you get is a housing stock where roughly 60 percent of the houses are bungalows or bungalow-influenced, mixed with Prairie School, Colonial Revival, Mediterranean, Queen Anne, Shingle Style, Tudor Revival and Art Moderne.
For appliance work, that history translates into three specific problems, and they show up on almost every call.
Openings, doorways and floors
First, the opening. A 1920s kitchen was laid out for a 30-inch refrigerator. Sub-Zero’s Designer series is built in 18, 24, 30 and 36-inch columns and is panel-ready only; the Classic series covers 30, 36, 42 and 48 inches. In this district the 30 and 36-inch widths do most of the work, and a homeowner who has fallen in love with a 48-inch French door unit often needs to hear early that it will not fit without moving a wall inside a historic district.
Second, the doorway. Getting a column from the street into the kitchen of a bungalow with a narrow center hall means the doors come off and the unit goes in stripped. Sub-Zero states plainly that Designer units cannot be standard-installed — they are a cabinetry job, not a delivery.
Third, the floor. Loaded built-ins run well past 700 pounds. Original framing in these houses was not calculated for that, and deflection under the unit shows up later as a door that will not seal, then frost on the back wall, then a compartment that runs warm.
Add to that the electrical. Kitchens rewired piecemeal over a century frequently have no dedicated 20-amp circuit where a modern built-in needs one, and a shared circuit is a genuine cause of intermittent control-board behavior that reads as an appliance fault.
Working inside a National Register district
One constraint here has nothing to do with the appliance. Riverside and Avondale are National Register historic districts, and anything that changes the outside of the house — a new vent termination through a wall, a relocated condensing unit, a duct penetration for a range hood — is a planning question before it is a technical one.
That shapes what is worth recommending. Where a modern hood needs a duct run and a wall or roof termination the house has never had, the honest answer is sometimes that the appliance specification has to change rather than the wall. Recirculating and downdraft options exist for exactly this situation; they move far less air and they do not remove heat and moisture from the room, which is a genuine trade-off to understand before the cabinetry is built rather than afterwards.
It shapes repairs too. Where wine storage or a second refrigeration zone runs on a condensing unit sitting in a side yard, relocating it is not a same-day decision. We will tell you what the appliance actually requires — clearance, an airflow path, somewhere a technician can reach it — and leave the district and permitting questions to you and your contractor rather than pretend they are not there.
Storms and the river
The riverfront edges of Avondale and Riverside flood from surge pushing up the St. Johns, not from the ocean side. Irma in September 2017 produced the worst flooding here in nearly a century — the Main Street Bridge gauge hit 5.57 feet, beating the 1964 Dora record. Matthew did similar damage in 2016 from a storm whose eye stayed about 37 miles offshore.
Separately, the metro averages around 68 thunderstorm days a year, and lightning and multi-day outages take out control boards and inverter compressors. If a unit is flashing a service indicator after an outage, leave the code alone — Sub-Zero says service needs to see the code the system logged.
