## What is different about appliance service here

## The newest kitchens we service, and a different set of problems

RiverTown is a Mattamy master plan on the St. Johns River off SR 13, and the housing stock runs from the 2010s to whatever the builder finished last month. Everything about the appliance situation here follows from that. These are not thirty-year-old units with neglected condensers. They are factory-installed Classic and Designer refrigeration, gas ranges and dishwashers that are either still under warranty or a few months past it.

So the first honest thing we can tell a RiverTown homeowner is when not to call us. Sub-Zero's warranty states plainly that all service provided under the full two-year and five-year sealed system warranties must be performed by Sub-Zero Factory Certified Service. We are an independent company. If your unit is inside that window, call Sub-Zero Customer Care at 800.222.7820 and use the servicer they send. That work should cost you nothing and we are not going to pretend otherwise to win a job.

## Half the calls on new installations are not faults

The second thing worth saying is that new built-in refrigeration generates a category of calls that no part will fix.

The door that feels locked is the biggest one. Sub-Zero units are designed for an airtight seal, and when room air mixes with the cold compartment air it creates a vacuum that holds until the pressure equalizes. The greater the temperature difference, the longer it holds. Sub-Zero states outright that these doors do not have a lock. The genuine red flags are a door still fighting you after a full minute, a torn or dirty gasket, or condensation, frost or ice on the back wall — that last one is a real sealing or defrost problem.

Designer soft-close hinges are the other one. From zero to sixty degrees the door self-closes by design, and the hinge action improves with use — Sub-Zero notes roughly three months of operation makes a real difference. We would rather tell you that for free than sell you a hinge.

The third is installation, not manufacture. Panel-ready columns get finished with custom toe kicks and cabinetry, and airflow at the grille is not always respected. Sub-Zero specifically warns on the 700 Series that a kickplate blocked by custom cabinetry can cause problems up to and including sealed system failure. It is worth a look on any new built-in in a RiverTown kitchen.

## New installations fail on setup, not on wear

Because almost everything here is close to new, the calls cluster around setup rather than around worn components.

Ice is the clearest example. Sub-Zero's own sequence on a new installation is to allow 24 hours after startup before expecting production, confirm the ice maker is actually switched on, confirm the freezer is at or below 5°F with 0°F recommended, check that the supply valve is open, that the shut-off arm is down and that the fill tube is not frozen. A remarkable share of "the new ice maker does not work" calls end somewhere in that list, and none of those steps needs a technician.

Filters are the other one. Sub-Zero's twist-in filters for Classic, Designer and PRO refrigeration are 4204490 and 9030868; the UC-15I undercounter ice maker takes 7042803. They are consumables, they are not covered by any warranty, and a spent one restricts flow enough to produce small or hollow cubes — a symptom that reads as an ice maker fault and is not one.

Then setpoints. A cabinet that somebody set warm to save energy, or a wine unit set outside the band its contents need, will present as a fault for months before anyone thinks to read the numbers on the panel. It costs nothing to check them before you call.

## River frontage, storms and boards

RiverTown Park sits at 200 Swamp Oak Trail and the community's signature is actual frontage on the St. Johns. That frontage comes with a specific exposure. Both Matthew in October 2016 and Irma in September 2017 pushed water up the St. Johns from storms whose centers were nowhere near here — the Main Street Bridge gauge hit 5.57 feet during Irma, breaking a record set by Dora in 1964.

What we see afterward is less dramatic than flooding and far more common: control boards and compressor electronics that did not survive the outage and the restoration surge. A dead panel gets a breaker cycle — off 30 seconds, back on. A logged error code should be left alone until a technician can read it.

**My refrigerator is two years old. Should I call you or the manufacturer?**

Almost certainly not. Sub-Zero refrigerator and freezer doors do not have locks. If the door is still hard to open after a full minute, or you see frost on the back wall, that is different and worth a look.

**My new Designer doors do not close smoothly. Do the hinges need replacing?**

Usually not. Sub-Zero notes that the soft-close hinge system improves with use and that about three months of operation makes a substantial difference. Anyone quoting you a hinge job on a nearly new installation is worth a second opinion.
